700 River ATX genuinely feels like home. Let me start off by saying...I’m pretty picky about “luxury” buildings, and this place actually delivers. I legit feel like luxury apartments hate to see me coming because of how critical I can be. (I expect a certain level if they expect top dollar - can you blame me?) lol. From day one, the team was warm, organized, and on it. Zach deserves a special shoutout—attentive, proactive, and always willing to step in even when it’s outside his lane. There’s also a woman in the leasing office (I’m kicking myself for forgetting her name) who was consistently kind and welcoming—she made every visit feel easy - remembering things about me as a resident and always just checking in. Courtney, the events director, is fantastic. The resident events are thoughtful and fun—and yes, there’s a full-time, on-staff bartender. It shows. The vibe is curated, not cookie-cutter, and you actually meet your neighbors. I have been in buildings where "community" building with residents was a mass order from quiznos subs and some plastic cups with self serve jungle juice. Courtney has curated top luxury and community building events that are truly unmatched. Amenities are top tier and usable: Sauna, steam room, and a legit cold plunge Luxury gym that rivals a boutique studio Infinity pool with skyline views Grilling areas that make weekend hangs effortless On-site dog boarding, daycare, and grooming (lifesaver) The security team is unmatched. They know me by name, buzz me up to my unit, and always greet me with a “How was your day?” Little things, big impact. Not to mention, have even watched my dog on emergencies. Ownership is present and accessible, and you feel that in how quickly things get handled. Move-in was smooth, and when I had to relocate for work, the staff was just as gracious and supportive on the way out. I’ve lived in several “luxury” buildings, and this is the best Greystar property I’ve ever called home. It even changed my previously so-so perception of Greystar. If you’re apartment hunting, put 700 River ATX at the top of your list. The service, community, and day-to-day convenience are truly unmatched.

We toured at least five apartments before signing with 700 River, but from the moment we visited, we had a feeling this was going to be our new home. The building had just opened for leasing, so a few amenities (like the pool) weren’t complete yet—but the design and vibe were 100% there. Our leasing agent, Melanie, was incredibly patient and relatable. We toured in the early afternoon and ended up coming back near closing to sign the lease with her. We also met Rich and Eddie, who were just as professional and helpful from Day 1 of move-in. When we had an issue with our PODS delivery, the Facilities Manager, Nick, went above and beyond to help us get it resolved. He also walked through the apartment with us to address a few concerns. The location of 700 River is unbeatable. It's right next to Rainey Street, by Lady Bird Lake, and close to downtown. You can walk, run, or scooter everywhere, and rideshares are super affordable. We’re on the 30th floor facing Rainey and can still hear music some evenings, so just something to note if you're sensitive to noise. We’ve been here about five months now and have loved every moment. The staff is amazing, the amenities are great, and the architecture and design are beautiful. Courtney hosts fun and creative events that helped us meet other residents and try new things like paddleboard yoga. And we have to give a special shoutout to our favorite security officer, Ozornia—he truly goes above and beyond. He’s always cheerful, remembers most of the residents, and clearly loves what he does. We’ve lived in several luxury apartments across the country, and 700 River is the gold standard. The management genuinely cares about resident feedback, and that makes all the difference.

I recently visited 700 River and was really impressed. The views are beautiful, the location is perfect, and they have great amenities. Big shoutout to Zach!
