I've been living here for a year, and I enjoy the location and apartment, so I reapplied for a different unit. I want to offer some feedback about the lease renewal, application, and move-in process. I would have given a 5 star review if the process was seamless or probably not given a review at all. The main theme is I feel like there's a lack of communication between the current leasing staff and tenants. The apartment changed management companies in August, so I understand the leasing staff and management might still be acclimating to their new roles. First, I received a lease renewal notice in September a week after it was due, and it didn't contain the statement required by the Texas property code (e.g. the tenant must give a written response and importantly that failure to respond to the terms will result in a month-to-month lease). As a result, I didn't give a written response in time, so I thought I had to renew my lease month-to-month. Second, after applying for my new unit, I didn't receive any emails instructing me on how to pay the deposit and first month's rent which I figured out how to do through the resident portal. The third thing which is small is that the automated email I received didn't mention I have to send my electricity plan documents to the leasing staff. Also, I was told that not moving in on my move-in date would result in increased base rent which I think is wrong. As long you pay rent when your lease starts, it should not matter which day you decide to move in. I was able to work with the property manager and leasing staff who have been helpful in resolving these issues. My suggestion is for staff and management to proactively communicate with tenants so future hiccups don't arise.

On 8/19/2025 this property switched management from The Morgan Group to STYL Residential, and it has been nothing short of a disaster ever since. First off, there has been poor to zero communication about critical matters. Residents are left guessing about everything from billing to maintenance. Ledger issues remain unresolved, and here we are on the 16th of the month still waiting for corrections. The leasing office can’t even manage the basics—staff shows up late, they schedule multiple tours at once despite being understaffed, and on a recent Saturday I waited over an hour for someone to appear. No sign, no note, no “be back at lunch.” Nothing. That’s unacceptable, especially on the one day residents and prospective tenants actually have time to come by. Regular groundskeeping and maintenance continue to be ignored. The Stratis app does not function 100%. A flood light that doubles as security at night has been burned out for months—long before STYL took over—and still hasn’t been fixed. Parking garage lights flicker constantly, which screams electrical issues. We lost water pressure and quality recently with no notice. Valet trash is spotty at best, sometimes skipped entirely, and whoever’s contracted for it broke the lid on my can and just left it there. Beyond that, the dog run is unkempt, stairwells are either covered in dog hair or spider webs, trash is often left in parking spots/garage areas, and random disconnected electrical equipment has been sitting untouched since my move-in on 5/1/25. Pictures are attached for reference. The leasing office insists they’re “taking care of the high priority items” and that “some things are lower priority.” I can’t imagine what’s on the low-priority list, because nothing here is being done. STYL Residential has been in charge less than a month, and the property is already in chaos. If this is their version of management, they’ve made it clear they’re not up to the task.

Loved this complex. LaQuana was very informative and answered all question during her tour. She showed us renovated and non renovated options. Lovely complex in the Upper Kirby area. Garage parking. We found our next home!
