Living here has been great! The management team does an excellent job running the building, and the maintenance staff is always prompt, helpful, and efficient. Any concerns are addressed immediately, and they never slack on keeping everything in top shape. Hannah and Edgar are always very helpful. The amenities are fantastic especially the gym, which is always clean and well-maintained. Inside the apartments, the fixtures are very nice, and the light color scheme makes the space feel bright, modern, and aesthetically pleasing. It’s clear that the staff prioritizes resident satisfaction, making everyday life here a breeze. My puppy also loves living here! No issues at all—just a great place to call home!

I had the pleasure of touring Modera Washington this past weekend with Tori, and she was absolutely wonderful! From start to finish, she was welcoming, professional, and very knowledgeable about the property. She took her time walking me through all of the amenities and answered every question I had with patience and detail. Tori made the entire experience smooth and enjoyable—I truly felt like she cared about helping me find the right fit. Even though I haven’t decided yet if I’ll be leasing, I really appreciate the excellent service she provided.

I am writing this review to warn potential tenants about the serious health hazards and unprofessional management at this property. My experience was defined by their negligent handling of a persistent mold problem in my apartment. Despite reporting the mold multiple times, the management refused to take the issue seriously. They declined to conduct proper air quality or mold tests and instead performed a superficial "remediation" that was nothing more than a band-aid solution. The mold consistently grew back, indicating a deeper, unresolved moisture issue within the walls or ventilation system. When I justifiably requested a rent refund for the period I was living in an uninhabitable unit, I was met with a dismissive and callous response. The management explicitly stated they "have not approved, and will not be approving, any rent refunds," showing a complete disregard for tenant health and their legal responsibilities. Their proposed "solution" was to simply allow me to break my lease, framing it as a favor, while refusing to take any accountability or compensate me for the months I paid full rent for a mold-infested home. They also threatened to withhold my entire security deposit to cover any "outstanding balance," which I believe was an attempt to intimidate me into dropping my valid concerns. To summarize the reasons for my review: · Health Hazard: Persistent mold growth that management failed to fix permanently. · Negligent Maintenance: Refused professional testing and relied on ineffective, cheap fixes. · Unprofessional Communication: Dismissive of tenant health concerns and refused to take responsibility. · Financial Bullying: Threatened to keep my security deposit for disputing their failure to provide a habitable home. Please learn from my experience. If you value your health and your rights as a tenant, I strongly urge you to look elsewhere. This management company cannot be trusted to provide a safe or adequately maintained living environment.
