Have lived at Modera Waugh over a year now and love it! I decided to look into the building because the location is unbeatable, near Whole Foods and the Bayou. But since moving in, the best part has been the warmth of the staff (concierge, leasing, and maintenance). It's a big building, but the team works hard to simplify logistics and foster community, and the effort shows. This is NOT a place where you will find apathetic management! Issues both in shared amenity spaces and in my personal unit have been resolved promptly. Also love the unit! Many of these reviews emphasize that MW is a great building for dogs, but my cat is very happy to be basking in all of the natural light in the apartment.

Fantastic Living at Modera Waugh Living at Modera Waugh has been an amazing experience. The apartments are modern, spacious, and thoughtfully designed with top-notch finishes. The amenities, like the rooftop pool and gym, make every day feel like a luxury. The staff is incredibly friendly and always quick to assist, which adds to the community feel. The location is perfect—close to great restaurants and shops, but still peaceful. If you’re looking for a stylish and comfortable place to call home, I highly recommend Modera Waugh!

I’ve lived here for almost a year now, and I can say with confidence that it’s been a genuinely great experience. First, the location — it’s incredibly hard to beat. You’re surrounded by local coffee shops, restaurants, boutiques, grocery options, and major roadways. Anything you need is within a 10-minute drive (even with traffic) or about a 15-minute walk if you’re willing to brave the heat. Second, the community — it’s a genuinely nice place to live. The amenities, the pool, and especially the concierge team (truly some of the best I’ve encountered) are all top-notch. The building stays active, and the staff does a consistently solid job keeping the grounds and amenities clean and organized, even after resident or private events. Third, the unit — I love mine. The layout, the space, and the overall color palette work beautifully. One major selling point for me is the kitchen: every unit has a gas stove, which is rare for most apartments unless you’re in a penthouse or a truly premium building. That said, there are some drawbacks tied to the original construction. Certain details were rushed, which takes away from the overall polish such as messy touch-up paint, a film that can peel from shower walls, uneven floorboards, and noticeable humidity in hallways and occasionally in units. Some neighbors have even needed sections of their ceilings or walls opened up to address it. This isn’t a reflection of the office or maintenance teams, they’ve been great, but more so of the developer’s shortcuts. I’ve been fortunate not to experience this personally, but I feel for those who have. Fourth, the team — the Southern hospitality here is real. Having lived in Dallas, Miami, Fort Lauderdale, and Boca Raton, places where expectations for polish are high, I can confidently say this team stands out. Every interaction has been overwhelmingly positive (Randall, Karina, Curtis, Israel, Steve thank y’all!). The resident events are another huge highlight. Most communities offer monthly events at best; here, they’re weekly and range from coffee grab-and-go mornings to local fitness classes, pup-focused activities, holiday themes, and cocktail lounge happy hours. The effort shows. Fifth, the overall living experience — it’s been great. Noise levels are generally low; the building stays lively without feeling chaotic. Most residents I’ve met have been friendly and welcoming, and my neighbors on the floor are genuinely kind. A major pro for me: it’s extremely dog-friendly, and everyone loves showing off their pups. No one asked me to write this — I simply wanted to share my honest experience living at Modera Waugh. If the construction quality had been a bit better, this would easily be a five-star review.
