The Fountains At Memorial City

I’m sharing this review to outline what I believe was a bait and switch in the lease renewal process, the condition of the building, and the quality of management communication. I am not someone who typically leaves negative reviews, but after living here for three years, I feel it’s important to be transparent for potential future residents. This is an older building, and it shows. The hallways are not well maintained, the units reflect the age of the property, and the building is clearly in need of a broader overhaul. For the rent being charged, the condition of the building and common areas does not align with the price point. What is most concerning, however, is that I renewed my lease at a MUCH higher rental rate based on specific improvements that were approved as part of the renewal, including carpet replacement and cabinet refinishing. We are now halfway through my lease, and neither improvement has been completed. Communication has been a persistent issue under the new ownership. Responses regularly take several weeks to over a month, and I have had to follow up repeatedly just to receive acknowledgment. Delays are consistently met with excuses rather than proactively addressed. The scope of the promised work has also changed. What was represented as cabinet refinishing is now described as basic staining, and with preparation responsibilities shifted to the resident. That is not what was represented when I agreed to renew. At this point, I feel I was misled in order to secure my lease renewal at a higher rate. For the rent being charged, the amenities also fall short. The gym and pool are well below the standard of comparable buildings in this price range, the hot tub does not work (and hasn't for 3 years) yet rent continues to increase without meaningful upgrades or improved service. I’m sharing this so prospective residents have a clear understanding of the condition of the property, the level of responsiveness, and what to expect when improvements are promised as part of a lease renewal under the current management.

I love living here, it’s clean, peaceful and in a great location. Brooke is simple the best. She assisted me when moving in and even after I can email her and she takes care of business big or small. I honestly think I would have chosen a different property if it wasn’t for her welcoming smile and attention to detail. If you’re tired of feeling like just a tenant, come to The Fountain’s and you’ll be welcomed like family.
