Living at the Josephine Apartments has been a great experience. The amenities are top notch, and the staff is very helpful. Located within a 5 minute walk to the Riverwalk and Park at the Pearl. I am looking forward to renewing my lease.

This isn‘t a 5 Star review based on a brief tour, nor the friendliness of multiple employees all by name, that’s superficial. Since I Actually live here, this will read more like an review, rather than a scripted commercial or an ovation. Are the staff cordial? Sure, but basic/decent customer service should be fundamental of any Business. The Josephine seems like it was rushed construction and I question if inspections were taken seriously or bypassed altogether. The quality control issues and lack of craftsmanship are disappointing and unwarranted given the high rental costs. Such as: My flooring looks nice, but it feels uneven, with dramatic high and low areas. The floors are not quite a trip hazard, just unnecessarily crude. Why wasn’t a leveling compound used? Several cabinet doors are not level nor plumb, including the hardware. The countertop was not cut at a 90 degree angle. One of the window shades is not level, the other window shades are not centered. The shower’s drain, handle, spicket and shower head are all significantly misaligned; multiple molding’s joints are misaligned. The shower tiles are lipped and sloppily grouted. The bathroom sink faucet was installed at an offset angle. The gym was not completed when I moved in and the internet displayed a AI Gym photo, which seemed grandiose. Upon completion, the gym was much smaller and cramped. The „Catfished“ preview pictures were embellished and misleading. If you want to pay rent by credit card and buildup your FF miles or credit score, think again. There is an upcharged fee of 3-3.5% (~$75) for CC payments. Compared to other Apartments, the Josephine didn’t offer a Government/Healthcare Worker discount. The internet, payed to The Josephine Apartments and hosted by Spectrum is $80/month. If you go to Spectrum’s website, Spectrum charges $70/month for 1000 Mbps download speeds. The speeds that I get at The Josephine are consistently 275-290 Mbps; which, is more aligned with Spectrum‘s $40/month 500 Mbps plan or even the $30/month 100 Mbps plan. So the internet is significantly overcharged and underperforms. The garage gate has been broken and dismantled for about 6 months. One of the elevators has been out of service twice. In a separate instance, I was trapped in the elevator for 35 minutes. The Emergency Button connected me with an operator and I was immediately disconnected x3. The key fab isn’t even included with your lease and it’s $50. I’ve never stayed anywhere where you must pay for the key. There was a water leak within my unit’s wall; which required 2-3 days of LOUD repair and 2-3 additional days on the neighboring apartment. I was informed that my upstairs neighbor‘s apartment has also flooded. My shower had a separate leak and needed to be dissected and repaired, flooding my downstairs neighbor. I question if the water extraction and restoration was done correctly or will this become a mold issue? I saw no use of dehumidification nor fans used during remediation. What‘s unfortunate, this place has only been open for 9 months and there‘s already this many issues. + The surrounding area is a 5 minute walk to Riverwalk/Pearl. It’s rather quiet. There‘s a lot of old abandoned buildings nearby waiting for gentrification. They actually add some character. I’ve never seen squatters, beggars or homeless encampments nearby, just the weekend jogger hordes.

I moved in the Summer and my experience has been great the entire time. The staff is always friendly and have resolved any issues quickly. Management is always organizing events for the community and maintain residents informed of any changes. The amenities are amazing! As someone who consistently works out the gym has been very convenient and has an amazing luxurious view. Being so close to the pearl is a great benefit for evening walks or weekend markets. Overall, in the six moths I've lived at The Josephine, I've felt grateful and content to live in such a nice place.
